7 Things to Check Before Buying an Apartment at MaaNaa Etiler
Seven things to check among MaaNaa Etiler apartments for sale: phase, floor and aspect, garden rights, parking, title deed, service charges and comparables.
MaaNaa Etiler is the shared name of the boutique residential schemes that RAM Gayrimenkul has developed on different streets of Etiler. Phases such as MaaNaa 30, MaaNaa 34, MaaNaa 47 and MaaNaa 72, with their low-rise blocks, covered parking, smart home systems and landscaped gardens, are among the options most often considered by buyers who want to live in a new building in Etiler. Yet even under the same brand, two apartments can differ markedly. In this article we bring together seven things to check when choosing among MaaNaa Etiler apartments for sale.
1. Get to know the phase and the street
The MaaNaa schemes are not a single complex but separate phases spread across Etiler. Many of them are located around Tepecik Yolu and in the back streets behind Dunya Goz Hospital. The slope of the street, traffic, and walking distance to Etiler Bazaar, Akmerkez and schools directly affect daily life. Walking around the area at different times of day gives a realistic picture.
2. See the floor, aspect and daylight in person
Garden-floor apartments, mid-floor apartments and roof duplexes can exist side by side in MaaNaa schemes. In low-rise blocks the view is often limited, so aspect, daylight and the distance to the building opposite are an important part of the value. Rather than relying on listing photos, view the apartment in daylight.
3. Clarify garden and terrace rights
For garden-floor apartments, ask how the right to use the garden is defined on the title deed or in the management plan; for roof duplexes, ask the same about the terrace. If a garden is defined as a communal area without an exclusive right of use, pricing the apartment on the basis of that space is misleading.
4. Get the parking and storage allocation in writing
Covered parking is one of the main features of the MaaNaa schemes, but the number of spaces allocated to each apartment and whether there is a storage unit can vary from phase to phase. This should be stated clearly in the management plan or the sale contract.
5. Check the title deed and occupancy permit
Before buying, confirm that the phase has its occupancy permit and that the title deed is full condominium ownership. Mortgages, attachments and annotations on the title record should also be examined. In recently delivered phases, the title deed may still be a construction servitude.
6. Review the management plan and service charges
Which services the monthly service charge covers (security, landscape maintenance, cleaning of communal areas) and the rules of use in the management plan both affect the decision. Asking the seller for an up-to-date letter showing that there are no unpaid service charges prevents surprises later.
7. Compare the price with completed sales
Even apartments within the same MaaNaa scheme are priced differently because of net floor area, floor, aspect, garden or terrace use and the level of interior renovation. Asking prices do not always reflect completed transactions; sales in comparable phases are a sounder reference. If the apartment is tenanted, remember that the new owner becomes a party to the lease and review the term and conditions of the existing contract.
Your own home or an investment?
Families buying a home for themselves usually focus on garden-floor or large mid-floor apartments, communal areas and the school run. Investors targeting rental income look at tenant demand for compact units, the service-charge burden and the scope for a furnished let. Deciding on your goal at the outset also shows which of the seven points above matter most to you.
