Last week, I presented a property valuation to the owner of an apartment in the Saklıkent Complex, located in the Levazım neighborhood of Beşiktaş.
During our meeting, we held differing views regarding the property's sale price. The owner’s expectations were aligned with the sale prices of apartments in certain residential complexes in Ulus.
I agreed with the owner’s assessment regarding the complex’s tranquility, location, social amenities, and the quality of life it offers. These are significant factors influencing the choice of a residence and the determination of its market value.
However, in real estate valuation, the significance of a property's specific features is matched by the importance of its location from a buyer's perspective.
Locational Differences Between Ulus, Levazım, and Ortaköy
Beşiktaş boasts one of Istanbul’s most valuable real estate markets. Yet, the district encompasses distinct price segments and micro-locations that differ significantly from one another.
One of the characteristics distinguishing Ulus from certain residential projects in Levazım and Ortaköy is the nature of access to daily life and social amenities.
Ulus stands out due to its proximity to key locations such as Akmerkez, Etiler, Nisbetiye Avenue, and Bebek. In certain parts of the area, it is possible to walk to daily necessities, restaurants, shops, and social venues.
The area's topography and street layout support walkability in specific spots. Of course, this advantage does not apply equally to every residential complex or route. In Levazım and Ortaköy, however, the specific location of the residential complex, its connectivity to major transport arteries, the quality of pedestrian routes, and the ease of access to daily amenities may vary.
Access to key hubs—such as Büyükdere Avenue and Zorlu Center—is a particular advantage that differs from one project to another. Distance on a map is not the only factor to consider; the slope of the terrain, pedestrian connections, and actual travel times must also be taken into account.
Therefore, the fact that two complexes offer apartments of similar size, room count, and social amenities does not imply that these properties should command the same market value.
How Do Residential Complex Amenities and Quality of Life Affect Price?
Security, landscaping, green spaces, social facilities, parking, construction quality, and a tranquil living environment are key factors influencing the value of high-end residences.
However, the contribution of these features to market value must be weighed against the level of buyer demand for the specific project and location.
For instance, the tranquility and quality of life offered by a residential complex might be paramount for a certain type of buyer. Conversely, another buyer might prioritize walking access to central hubs, their social circle, or transport links that facilitate their daily routine.
Therefore, a property's value is shaped not merely by its physical attributes, but by the benefits those attributes offer to the target buyer demographic.
Ulus: Buyer Profile and Regional Value Perception
Ulus is a key residential area considered by buyers seeking tranquility, privacy, security, and a high-quality living environment.
Certain residential complexes in the area are strongly positioned to appeal to high-end buyers due to their location, surroundings, living standards, and the privacy they offer.
However, it would be incorrect to assume that all projects in Ulus fall into the same price bracket. Variables such as the view, floor level, apartment layout, building age, management, physical condition, and transport accessibility can create significant value disparities even among properties within the same neighborhood.
Consequently, rather than directly using Ulus price levels as a benchmark for properties in Levazım or Ortaköy, it is essential to conduct a comparative analysis of the specific locational and physical characteristics of the properties in question.
Real Estate Valuation in Beşiktaş: Each Location Must Be Evaluated Within Its Own Segment
Beşiktaş is not a homogeneous real estate market characterized by a single price point. Neighborhoods such as Ulus, Levazım, Etiler, Levent, Bebek, and Ortaköy possess distinct dynamics regarding location, lifestyle, buyer profiles, and property types.
For high-end real estate buyers, factors such as location, construction quality, privacy, ease of use, legal status, and future resale potential are all weighed together when making a purchase decision.
Therefore, when determining the value of their property, it is insufficient for an owner to consider only listings with similar features or high-priced examples from other areas.
An asking price is not the same as an actual sale price. A sound valuation requires a comprehensive analysis of current market conditions, comparable properties, the property's unique characteristics, and the target buyer demographic.
Property Owners Should Also View the Matter from the Buyer's Perspective
To ensure the sales process proceeds more efficiently, it is important for the property owner to consider the potential buyer's evaluation criteria alongside their own expectations.
A buyer seeks answers to the following questions:
•To what extent does this location make my daily life easier?
•What alternative properties can I purchase with the same budget?
•How well does the price I am paying align with the property's physical and locational advantages?
•What kind of buyer demographic could I reach if I wanted to resell this property in the future? •How well does the asking price align with market data for comparable properties in the area?
The answers to these questions help to understand not only the property's current value but also its market positioning.
Proper pricing involves striking a realistic balance between the property owner's expectations and the value perceived by the buyer.
Achieving this balance—particularly with high-end properties—requires evaluating the asset based not merely on its physical attributes, but also on its location, target buyer profile, competing alternatives, and future liquidity.
