Land share and location are the most important criteria in the valuation of apartments in older buildings.
Two weeks ago, I appraised an apartment for sale in an older building in Etiler, Beşiktaş, where I work in new apartments and the Alkent Site, and presented it to the property owner.

The main thing that caught my attention about the apartment was the land share.
I rarely encounter apartments in older buildings with a land area of 100 square meters or more in Beşiktaş.
The apartment's land share was 103 square meters and was a mezzanine.
Our calculations indicate that if the building undergoes urban renewal, the property owner could acquire a two-bedroom apartment in a new building with an indoor parking garage without paying any money or at a lower cost.
