Renting an Apartment in Ulus: 7 Things to Check
Seven things to check when renting an apartment in Besiktas Ulus: budget, lease, deposit, handover report, complex rules, building condition and daily routes.
Ulus is a predominantly residential area positioned between Nisbetiye Street, Ortakoy and the Bosphorus. Apartments for rent are mostly found in landscaped gated complexes with parking and security. This gives tenants a safe place to live, but from the lease to the complex rules there are points to clarify before moving in. In this article we bring together seven things to check when choosing among apartments for rent in Besiktas Ulus.
Before you start looking
Settling criteria such as the number of rooms, parking needs, distance to school and work, furnished or unfurnished and your move-in date at the outset shortens the process. Because Ulus has complex apartments, boutique apartment buildings and a limited number of villas towards Ortakoy, these criteria also determine which options you should look at. A significant share of upper-floor apartments enjoy a Bosphorus view; view, floor and aspect directly affect the rent.
1. Work out the total monthly cost
Besides the rent, the service charge, the deposit and any agency fee make up the total cost. Because the service charge in complexes varies with the scope of security, landscape maintenance and social facilities, the total monthly cost of two similar apartments can differ.
2. Put the lease in detail
The lease should clearly state the rent, payment date, term, rent increase condition and which party pays the service charge. Under the Turkish Code of Obligations, increases in renewed residential lease periods are capped at the twelve-month average change in the consumer price index (CPI) for the previous lease year. Clearly allocating maintenance and repair responsibilities in the lease reduces later disputes. If the apartment you rent is sold, the new owner becomes a party to the lease, so your contract does not end automatically.
3. Clarify the deposit and its return
Under the Turkish Code of Obligations, the security deposit for residential leases may not exceed three months' rent. The amount of the deposit, how it is held and the conditions for its return at move-out should be written into the lease.
4. Prepare a handover report and inventory
When you take over the apartment, fixtures, appliances and existing defects should be recorded in photographs. In furnished apartments, attaching the inventory to the lease prevents disputes at move-out.
5. Learn the complex rules before moving in
The management plan also binds tenants on matters such as pets, parking allocation, guest access and the use of communal areas. Knowing these rules in advance matters especially for families with children and tenants with pets. Also ask whether social facilities such as the pool and sports areas are open to tenants and whether there is an extra charge.
6. Ask about the technical condition of the building
Because a large part of the complexes in Ulus consists of pre-2000 buildings, the heating system, insulation, lift and parking can differ from one apartment to another. Asking about these when viewing lets you anticipate winter costs and day-to-day comfort.
7. Try your daily routes on the ground
In some parts of Ulus shops, restaurants and daily needs are within walking distance; however, because of the topography and street layout this advantage is not the same for every complex. Trying the route to school, work and daily needs at different times of day gives a realistic picture.
Furnished or unfurnished?
Unfurnished letting suits tenants who want to move in with their own furniture and plan for the long term, while furnished letting appeals in the short and medium term to expatriates, company executives, consulate staff and foreign professionals.
